Woodland Towers consists of three towers with a total of 131 apartments. Each apartment has the following:

  • A balcony or walkout patio
  • Full kitchens
  • Separate living areas, bedrooms and bathrooms  

There are two types of leasing available to residents: rental and life lease.

Rentals

Woodland Towers originated as publicly funded social housing where rent is intended to be affordable for all.  One and two bedroom options are available at a variety of rental rates, based largely on one's ability to pay.

About a quarter of the the apartment units are rented at market rent.  Market rent is similar to what one might expect to pay in another apartment of similar size in the community.  Some of the units have rent that is pre-set at an affordable flat rate for those within a predetermined income bracket.  More than half of the apartment units have rents that are subsidized and based on a person's monthly income and assets.  The principle is that rent is intended to be affordable for all and uniquely tailored to meet individual needs and circumstances.

Life Lease

Life Lease is an independent housing model that allows residents to purchase the right to occupy their unit for life. The Life Lease is secured through an upfront capital payment set annually by our Board of Directors, and is intended to be comparable to what one might expect to pay on the open market for other housing of comparable size and features. Life lease housing is an increasingly popular housing choice for older adults who are able to live independently.

In life lease housing, you do not own a property; you hold an “interest” in that property in exchange for a lump sum payment up-front, with monthly maintenance fees and property tax payments. The life lease interest gives you the right to occupy, or live in a unit rather than owning the unit itself.  Because there is no change in ownership, there is no land transfer tax payable on purchase. 

The Woodland Towers life lease model provides our residents with a worry-free alternative as all the final sale details are completed and handled by us, for a return of your investment, less applicable returns and fees.  At the time of sale you receive the increased sale value, less a fee of 1% per year of occupancy pro-rated.

Waitlist Information

There is a chronologically ordered waiting list based on the date that we receive a completed application. You can request one via telephone or online to be sent out to you. The Housing Coordinator will review the application for completeness, and determine which waitlist you are eligible for, depending on your needs.

When your name comes to the top of the waiting list, the Housing Coordinator will contact you via telephone to make the initial offer, based on meeting the eligibility requirements for that apartment suite. You will need to accept or decline the apartment offer no later than 24 hours after the date that you had the opportunity to view the apartment suite.

Market Rental applications can decline three (3) offers, before your name is removed from our waiting list and then there will be a 6 month waiting period in order to re-apply, where a new application date will be assigned.  All subsidized applicants will have the opportunity for one apartment offer.  Should the applicant decline their one offer, their name will be removed from the waitlist, and they will have to wait the 6 month waiting period in order to re-apply with a new application date assigned.

Accessibility

Woodland Towers is designed with independence in mind. This means designing our apartments with a variety of levels of accessibility. 

Universal Features

The following features can be found in all of our units in Woodland Towers:

  • Full kitchen with an apartment sized stove and fridge 
  • Private bathroom
  • Emergency call system
  • Silent safety system (bathroom light monitoring)
  • Carpet and vinyl flooring
  • Balcony or patio
  • Thermostatically controlled heat

Partial Accessibility Features

The following features can be found in 20+ units in Woodland Towers:

  • Walk in shower
  • Raised toilets
  • Wheelchair accessible sink

Wheelchair Accessible Features

The following features can be found in 4 units in Woodland Towers:

  • Wheel in shower
  • W/C Accessible balcony or patio
  • Wheelchair accessible sink
  • Widened entrance door
  • Remote control cabinetry

There are a limited number of suites that are partially accessible or wheelchair accessible. Please contact us for availability.

Resident Responsibilities

Each resident is responsible for the following:

  • Telephone and Internet hook-up with whomever you choose.
  • Cable T.V. connectivity is through a bulk arrangement with Rogers with reduced rates, however cable may be disconnected if you wish.
  • Additional channels available through Rogers with rental of a digital box or PVR.
  • Hydro for Woodland Towers III, through the company Metergy, contact the Housing Coordinator at 271-4090 ext 2219.
  • Gas heat for Towers III Residents, through Union Gas

Floor Plans

There are a variety of suite designs for each of the different towers. While you might not receive the exact setup as the floor plans below, each unit follows a similar design and flow.
